Why Investors and Advisors Use 1031 Ventures

  • Deep experience. Donna Cowdrey has completed thousands of 1031 exchanges totaling over $36 billion.
  • An attorney, a CPA and a banking lead on the team. Corey Cheek (attorney), Don Washburn (CPA) and David Needham (bank relations) work alongside every exchange.
  • Oil, gas and mineral rights know-how. Many of our clients are in the Permian Basin. We regularly exchange royalty, mineral and working interests as well as traditional real estate.
  • You never touch the money. Net proceeds are wired straight from closing into a qualified escrow account, so the funds are never in your hands.
  • A direct line to a person. You work with the same small team from your first call to the last closing.

Exchanges We Handle

  • Oil, gas and mineral rights exchanges: royalty, mineral and working interests
  • Delayed (forward) exchanges: sell first, then buy replacement property within 180 days
  • Reverse exchanges: buy the new property before the old one sells
  • Improvement / build-to-suit exchanges: use exchange funds to improve the replacement property
  • Land, farm and ranch exchanges
  • Rental, commercial and multifamily property

How a 1031 Exchange Works

  1. Engage 1031 Ventures before you close. The QI has to be in place before the sale of your old property closes.
  2. Sell your relinquished property. Net proceeds go straight to a qualified escrow account.
  3. Identify replacement property within 45 days. Do this in writing, delivered to us.
  4. Close on the replacement property within 180 days. We wire the exchange funds to your closing.

Both deadlines start on the day your sale closes and run at the same time. Read the full 1031 exchange timeline or the 1031 exchange rules.
